Who we are
This site is operated by Northstar Group LLC. We publish it for homeowners around Colorado Springs who are weighing up a deck, a pergola or a covered porch and want straight answers before they talk to anyone.
What we do
Two things. We explain what building here actually involves — what Pikes Peak Regional Building Department requires, what the wildfire overlay does to your choice of materials, and what a project costs at this altitude. Then, when you are ready, we put you in front of a licensed local builder who prices the job and carries out the work.
Where the numbers come from
Permit thresholds, fees and inspection stages come from Pikes Peak Regional Building Department. The wildfire overlay rules come from the City of Colorado Springs fire code, Appendix K. Cost ranges are anchored to the Cost vs. Value Report 2025, Mountain region, published by Zonda Media.
The address check
The overlay decides whether your deck can have a wood walking surface, and its boundary follows terrain rather than streets — two houses on the same block can sit on different sides of it. Our check queries the city’s own public mapping service and answers immediately, free, with no contact details required. It is a reference, not a determination: Pikes Peak Regional Building Department makes the official call.
